You’ve just invested in professional sealcoating from Blackout Asphalt Maintenance, and your driveway or parking lot looks brand new. However, the first 48 to 72 hours are critical to ensuring that deep black finish lasts for years.
In our unique Western Washington climate—from the humid coast of Jefferson County to the rolling hills of Kitsap County—proper curing requires a little extra patience. Follow these essential aftercare steps to protect your investment.
1. The Waiting Game: When Can You Use It?
While sealcoating may feel dry to the touch in just a few hours, it hasn't fully "cured".
Foot Traffic: Generally safe after 24 hours. Avoid high heels or soft-soled rubber shoes that can leave imprints.
Standard Vehicles: Wait a minimum of 48 to 72 hours before driving or parking.
Heavy Equipment & RVs: For large vehicles or trailers its best to wait a full 7 days to avoid rutting the soft surface or tearing up the sealer.
2. Manage Your Surroundings
Turn Off Sprinklers: Keep your irrigation systems off for at least 24–48 hours before and after the job. Water hitting fresh sealer can cause streaks or white spots.
Keep away: Keep pets, children and your Amazon delivery driver off of the driveway. Inform your landscaper to reschedule for another day so debris like grass clippings or leaves aren't blown onto the wet surface.
3. Early Use Best Practices
Once you start driving on the new surface, the sealer is still hardening over the next few weeks.
Avoid "Dry Steering" Marks: For the first week, try not to turn your steering wheel while your vehicle is at a complete stop. This twisting motion can scuff the fresh coat.
Vary Your Parking: Avoid parking in the exact same spot every day for the first 14 days to prevent the tires from creating depressions.
4. Long-Term Maintenance for the PNW
Our region deals with a lot of organic debris.
Keep it Clean: Regularly sweep or blow off leaves and pine needles, especially in heavily wooded areas of Kitsap and Mason Counties.
Clean Spills Fast: If you notice oil or gas leaks, blot them up immediately with an absorbent like kitty litter and wash with a mild detergent.
Manage the Moss: Treat any surface moss regularly with baking soda to prevent further growth, especially in heavily wooded areas of Kitsap and Mason Counties.
